Are You Ready for the New Parking Regulation?
According to the Parking Regulation, construction permits will not be issued for buildings unless parking spaces are allocated. Additionally, occupancy permits cannot be obtained until the construction of the parking area is completed.
Under the new regulation, the previous requirement of one parking space for every three apartments has been revised to mandate one parking space for each apartment.
According to the new regulation, open parking spaces can be built in the front yard of plots with a minimum front yard width of 7 meters, provided that a distance of at least 2 meters is maintained from the building.
Although mechanical and automated parking systems can be used, parking facilities will be mandatory for all buildings except those where parking construction is impossible, historical buildings, and structures that cannot provide the minimum parking area due to narrow facades.
For buildings whose construction began and continued in accordance with permits obtained before the effective date of this regulation, as well as buildings with occupancy permits that will undergo renovations without changes in construction area, equivalent area, number of independent units, number of floors, or usage purpose, the regulations in effect at the time of the permit issuance will apply if requested.
For public institutions and organizations, if the tender decision or tender date was obtained or the tender was conducted before the effective date of this regulation but no construction permit was issued, the permit procedures will be finalized according to the regulation in effect prior to this regulation, upon the request of the institution conducting the tender.
According to the Parking Regulation:
- 1 parking space is mandatory for each apartment.
- 1 parking space is mandatory for every 30 square meters for shops, stores, and banks.
- 1 parking space is mandatory for every 20 square meters for supermarkets and shopping malls.
- 1 parking space is mandatory for every 3 rooms in hotels.
- 1 parking space is mandatory for every 200 square meters in universities and colleges.
- The minimum height inside the parking area, including under beams, cannot be less than 2.10 meters
