The Mandatory Parking Space for Every Apartment Took Effect on September 15

The New Parking Regulation entered into force on September 15. Accordingly, the Parking Regulation introduced the obligation of 1 parking lot for each flat. The regulation also introduced the possibility that each parking lot can be specified in the title deed as an extension of the independent section it belongs to, if the municipalities decide in this direction.

Another innovation in the regulation made in the Zoning Regulation was that parking lots that will be built below the basement level +1.20 meters and that are twice the building requirement will be excluded from the calculation of the area. In this way, the Ministry aimed to reduce the use of building gardens as parking lots.

According to the regulation, parking lots located in completely buried basements and that cannot be exposed are completely excluded from the area without any area limit. With the regulation, all side and back yards can be used as parking lots, provided that they remain underground, and the front yard can be used as parking lots until 3 meters from the road. In parcels with a front yard width of at least 7 meters, an open parking lot can be built in the front yard, provided that there is at least 2 meters of distance to the building. If there is an agreement between two neighboring parcels and an annotation is made to the title deed, the gardens of neighboring buildings can be arranged as common parking lots, provided that the wall in between is removed and this area is arranged as a passageway.

The regulation also introduced the possibility of mechanical parking in the backyards of the parcel.
